October Edition
Before it gets too cold, take advantage of the cooler, nicer weather here in So. California. Do it by getting those last few summer tasks finished. Here, you’ll find tips on selling your home, fun Halloween ideas and selling that old stuff you haven’t used in a while.
Trouble Selling? Try These Fixes
If you have had your home on the market for several months in Temecula and haven’t seen much activity or any offers, chances are that one or more of the reasons below are to blame.
Problem: Your price is too high
Solution: Regardless of the reason, if you’ve priced your home too high, you’ve set yourself up for a number of obstacles to selling your home. The fact is this: your home is competing against those other homes, and what buyers are willing to pay is what will determine final sale price. Competitive pricing attracts more buyers and more offers.
Problem: The look of your home
Solution: The more you can do to make your home appeal to buyers, the better your chances for a quick sale. Your best “bang for the buck” is in paint and flooring. Repainting doesn’t cost much, and will usually make the biggest impact on buyers. And, you should consider putting in new carpet. Again, it’s not that expensive but it sure does make an impact on buyers coming to look at your home.
Problem: Your home’s location
Solution: The only really reliable way to overcome a bad location is with a lower price. It’s the oldest real estate cliché, but it’s true. Things like schools, crime rates, visual appeal of the neighborhood, noise and the smell of pollution affect how the desirability of the location.
Problem: Your home isn’t easily accessible
Solution: When an agent is compiling a list of homes to show a buyer, they’ll show houses that are easiest to gain access to first. You should let your agent put a lock box on your home for easier showing. If not, do anything you can to make it convenient for agents to show your home.
Problem: You have an agent nobody likes
Solution: Sounds almost cruel or maybe even petty, but it’s very true. If your listing agent isn’t liked or respected by other agents in your area, it could slow down the sale of your home. Make sure you’ve got a helpful, well-connected agent to market and sell your home.
What this all comes down to is having a real estate agent who is on your side and helps you make good choices about selling your home. Pick someone with great industry relationships that makes you feel confident and comfortable with selling your home.

Fun Halloween Ideas
There’s a howl in the air and a chill down your spine! It’s that spooky time of year. Let your hair down, pull out the broom (for transportation, of course) and use a few of these Halloween ideas to maximize your fun on one of the most creative holidays of the year.
Make your own costume. You’ll have the look you want and you can create anything you put your mind to if you give yourself enough time.
But, waiting until the last minute does pay off. The day of that big party is the best time to rent or buy a costume. Most times, they’re 50% off. And costume shops want to rent those cancelled rentals.
Go out of your comfort zone. If ever there was a time to try that hairstyle or makeup look you were too scared to try on a regular day, Halloween is that day!
Play with your food. There are tons of creepy, gross-looking recipies out there. You can check out a few online, or grab a seasonal Halloween magazine for step-by-step instructions.
How To Sell in the Online Marketplace
Before you go into hibernation, enjoy the last bit of cool weather by sifting through your garage and make a little cash by selling a few things online (or, have a traditional garage sale–it’s more fun!). With online marketplaces and classifieds, it’s super easy to unload a few of those bulky items, and put a little cash in the gift-buying stash before winter hits.
Have plenty of detailed, high quality pictures. They don’t have to look like they’re from a photo shoot, but they should be good enough to show the details of the items.
Write a great description of your item. Try to answer as many questions as you can about the items so that you make the sale a little faster. Or, think about creating a quick webpage and include the link for more information in your post.
Make sure appliances and gadgets actually work, wash clothes you plan to sell and make sure other items are clean and in good condition. Electronics and vintage items are always popular.
Strategically price your items to get them to sell quickly. Do a check to see how much other sellers are asking for similar items and price yours accordingly. Less expensive means they’ll sell faster, but too low will make buyers think something is wrong with them.
Get ready to answer e-mails from buyers as soon as your listing or auction goes live. You want to get buyers the info they want before they move on to other sellers.
Selling some of your items online is pretty easy once you get the hang of it. It’s a good way to make a few bucks with only a little bit of effort.
